Perfectly situated in the heart of Lympstone which is an idyllic fishing and sailing village on the eastern banks of the Exe Estuary. The local train station from Lympstone village links to the golden sandy beaches of Exmouth and the historic village of Topsham to the north with it's boutique bespoke shops and cafe's. Continue along the estuary on the train to step off at the cathedral city of Exeter, visit the vibrant Quay or the many wonderful eateries celebrating the 'Best of the West' and a vast array of shops and attractions. Other attractions and places of interest just a short hop away include Powderham Castle, Dart's Farm, Killerton House, Dartmoor National Park, Exmoor, The English Riviera, The South Hams and the Jurassic Coast. Stuart Line Cruises offer a birdwatching cruise from Exmouth with a fully qualified RSPB guide. You will find a popular local pub opposite The Roost and just a stroll away two further pubs and a handy village shop and post office. Wonderful cafe's are a stroll from your front door and look out for the wonderful local, original art work galleries too. Here keen birdwatchers can enjoy the wildlife from the comfort of indoors and a telescope can be borrowed from the owners. Wild swimmers, sailing boats and paddleboards drift by right below you, and watching the evening sunsets unfold through the huge opening windows can take up a whole evening. Every piece of furniture in this beautiful and characterful room has a story, and includes a large comfortable sofa, a Smart TV, and a rare 17th century sgraffito fireplace, which dates the house back to the 1600's. Add to this the clean burn wood burner and it provides the perfect place to relax after a cliff walk, cycle ride or dip in the sea. Head towards the rear of the apartment and accessed via a step up from the lounge area you will then discover the quirky yet beautifully presented kitchenette and bedroom area. Compact yet fully appointed, boasting a four ring induction hob, combination microwave/oven, fridge with an ice compartment and even a dishwasher. Opposite this and offering a cosy place to retire to at the end of the day is the super comfortable king size bed. Completing the offering inside the apartment is a light and fresh bathroom with a shower over the bath and a WC, complete with estuary view. Dogs will find a lovely run on Lympstone beach all year round only steps away from your front door, and two big exercising green fields only 5 minutes walk away with views over the estuary and across to Powderham Castle. The pretty pebbled patio area at the entrance can be used for loading and unloading but only fits a small car, free parking is available 200m away in the quiet village car park, where the owners provide a free visitors permit. Guests can also enjoy sitting at the waters edge in a village picnic area 50m along the foreshore from The Roost.
