Farm Cottage in West Luccombe is situated in a traditional farmhouse within a 300 acre farm on the National Trust Holnicote Estate, just a mile from Porlock village. Accordingly, it offers fabulous views across Exmoor and fabulous walking opportunities directly from the door, either through the ancient woodlands of Horner Woods or up onto the hills and beyond to explore the wonders of Exmoor National Park.

Facilities
There is one bathroom upstairs with shower over the bath (no toilet in this bathroom) there are two separate toilets each with hand basins (one upstairs and one downstairs).
Farm Cottage kitchen is fitted with dishwasher, washing machine, fridge, freezer, microwave, electric oven with hob plus oil-fired Aga. Other equipment includes toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses.
A television (with Free-sat), DVD player and CD player is provided in the sitting room and wireless internet is available.
An iron, ironing board, laundry basket and hair dryer are also provided.
Electricity and heating costs are included in the price of your accommodation. Farm Cottage benefits from central heating in addition to the Aga and wood-burner. The Aga gives out some heat in the kitchen and will supply hot water throughout the property, this can be supplemented by using the immersion heater when additional hot water is required. The wood-burner is in the sitting room; kindling, matches and one basket of logs will be provided. Additional logs can be purchased nearby or from the hardware shop in Porlock.
Bed linen, duvets, and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Bed linen is not supplied for the cot.
Extra blankets and throws are provided in the airing cupboard.
A small amount of tea, coffee, sugar, milk and biscuits or cake is provided to ensure you can have a hot drink as soon as you arrive. There may also be other non-perishable items like a salt, pepper and a few herbs or spices available.
Cleaning materials such as washing up liquid and surface cleaner will be present in the property. One or two toilet rolls will be provided.
Location
There is a camping shop at Burrowhayes Farm which is approx 200 metres down the road, useful for any forgotten items or last minute supplies. Burrowhayes Farm also have ponies and horses for hire; they organise escorted rides in the glorious Horner Valley and on the open moorland of Dunkery, Ley Hill and Selworthy so everyone can enjoy to the full the beauty of Exmoor with the added thrill of being on horseback. Small children's ponies are available for parents to walk and lead as well.
The village of Porlock is approximately 1 mile from Farm Cottage and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms. Many of the shops in Porlock are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season.
Minehead is the nearest town, approximately 6 miles away. Here you will find the larger supermarkets and petrol stations (Tesco and Morrison's are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.
